The Housing Counseling program is central to HUD’s mission. ULGA’s Housing Counseling agency delivers a wide variety of counseling services to homebuyers, homeowners, renters, and individuals experiencing homelessness. The goal is to educate families and individuals to help them improve their housing situation, navigate tenancy successfully, and move to sustainable homeownership. HUD certified housing counselors help borrowers avoid inflated appraisals, unreasonably high interest rates, unaffordable repayment terms, and other conditions that can result in loss of equity, increased debt, default, and foreclosure.

Counselors are equipped to provide reverse mortgage counseling to elderly homeowners who seek to convert equity in their homes to pay for home improvements, medical costs, living expenses or other expenses. They also are a resource for information concerning Fair Housing and Fair Lending. The agency supports numerous departmental programs, including the Home Investment Partnerships Program, Community Development Block Grant Program, Public and Indian Housing, and FHA Single Family.
